TONAB Architecture Completes Extensive Renovation Project for Building 111 of the JFK Redevelopment Program

TONAB Architecture, PLLC, has completed a major renovation project as Design Architect of Record for an integral portion of the transformative John F. Kennedy International Airport redevelopment program to build a new JFK into a world-class gateway. TONAB designed the rehabilitation and office fit-out of Building 111, which houses the JFK Redevelopment Program, construction management, and program management teams for terminal developers such as New Terminal One (NTO). The project restores the 188,000-square-foot, three-story building originally constructed in 1948 on the north side of JFK Airport, enabling it to continue to operate as a productive office facility 75 years later.

TONAB seamlessly integrated the office fit-out space with the overall aesthetic of the airport’s new terminal building. A harmonious blend of functionality and style, the TONAB design reflects the airport’s improved efficiency and 21st-century ambience. Understanding the operational requirements of airport facilities, TONAB’s office fit-out design aligns with the needs of airport staff and its stakeholders. The project exemplifies TONAB’s expertise in creating functional, aesthetic, and innovative work environments.

The MWBE team assembled by TONAB included IN-SITE Interior Design, Sabir Richardson & Weisberg Engineering (SRW), and Celin Munoz Consulting Engineer (CMCE). The renovation, performed entirely by the TONAB selected team, met and exceeded the goals of the Port Authority of New York and New Jersey (PANYNJ).

TONAB Architecture PLLC is a multiple award-winning, full-service architectural design firm formed in 2018 as a merger of Terrence O’Neal Architect LLC, and ACB Architects PLLC, each with over 30 years of experience. TONAB’s staff of 22, including architects, project managers and administrative personnel, provides architecture, interior design, project management and planning services for public and private clients. A certified MBE/DBE (minority-owned and disadvantaged business enterprise) headquartered in Lower Manhattan, TONAB has additional offices in Queens, New York, and Fort Lauderdale, Florida.

TONAB managing principals O’Neal and Baker have conducted work for numerous airport office projects including: the Delta Terminal expansion at JFK with Gensler; CitiMed a complete medical care facility at JFK; the Airways Restaurant at JFK Terminal One and The ARK at JFK for veterinary care.

Terrence E. O’Neal, FAIA, who heads TONAB together with Anthony C. Baker, RA FARA, expresses thanks to the Port Authority of NY & NJ for placing their full trust and confidence in the team. The result has been a stellar example of the strength of collaboration and the excellence of the high caliber team members.
